New Dawn Housing

New Dawn Housing is a renovated complex that will open up in Salado, Texas. It is roughly 6,000 Sq Ft and consists of three floors. This building was once a wedding venue but will be turned into an apartment style complex that promotes intergenerational living. This complex will house various age demographics and family sizes. No structural changes or additions can be made. A designer has been hired to assist in the development of living spaces. The smallest rooms should be enough to accommodate the needs of one person. The biggest room should be able to comfortably accommodate 3-4 people. ADA features should be present throughout all spaces, and creating flexible living spaces should be a priority (ex. Retractable walls, sliding doors, modular walls, etc.) There should also be spaces that encourages interaction and connections amongst residents. Acoustical privacy, appropriate lighting, and sustainable products are important. Additionally, a green roof and/or the use of greenery in the building is encouraged.

The designer will also be responsible for researching and applying the appropriate codes. The use of the International Building Codes (IBC), National Electrical Codes (NEC), International Fire Codes (IFC), and local amendments will be present throughout the design of the space. Americans with Disability Act will enhance the accessibility of the space, which will make it easier for those with disability to use the space. WELL Standards will also be adopted, which will enhance the wellbeing of the occupant. The IES’s recommended light levels will also dictate the choice of lighting fixtures for different spaces. The building shell has been provided to the designer and will be referenced back to throughout the entirety of the project.
